Selling Yor Home in the COVID – 19 Season

COVID - 19 has arrived and so has the stress, anxieties, and isolations when home sellers wonder whether they should keep their properties on the market or take them off. Or if owners haven’t listed their home yet, they may be asking themselves if they should wait until the COVID-19 is over with or brave the COVID -19 in the real estate market? 


Trying to sell your home during a pandemic can be daunting to many homeowners. The stress, anxieties and the idea of taking on the additional stress of selling a house could be a turnoff to some people. 


“Many sellers consider the COVID – 19  Season has been the worst time to sell their home; it’s that time when sellers and family members are concerned for each other and getting infected” said Ms. Monica Ward, License Real Estate Salesperson, at VRED By Ginés & Baldwin. “However, listing a home during the COVID – 19 can be extremely advantageous to homeowners, as there is an inventory shortage, and it doesn’t have to be risky just by following our National Association of Realtors® / CDC / and NY State mandatory guidelines .”


Here are a few reasons why homeowners should consider listing their homes: 


Less Inventory. For many homeowners, selling their home during the pandemic seems like too much of a hassle, and stress, they will either take their home off the market or wait until the Corona virus be a thing of the past to list.  “This creates an inventory shortage, which is good news (in a way) for a seller, ” said Ms. Ward “And since there are limited choices for buyers, the homeowner could have a higher asking price.”  


Control Your Showings. Homeowners do not need to let their homes be constantly available for showing in a pandemic. “Let your real estate agent know your concerns before even listing the property, asked them how are they going to make sure your home will stay virus free, their procedures taken by the agent or their company by keeping you/family and your home safe, also if there are certain days and times that won’t work for your schedule.” said Ms. Ward. “You can limit the showings to 2 or 4 visitors including the agent at a time.” Your agent is there to help make the process go smoothly.


Staging. “Staging your home during a pandemic can be as easy as decluttering your home,” said Ms. Ward. “Just be careful not to overdo it, as décor that is too large or over the top can distract buyers.” Sellers can also avoid offending potential buyers by using religious themes. 


Motivated Buyers. People hunting for homes during the pandemic often have a reason for doing so, meaning that they are more motivated buyers. “Most buyers who aren’t incredibly motivated will put off a home search during a pandemic and pick things up again when is all done and over with,” said Ms. Ward. “If someone is touring homes instead of staying in their own home with family and staying virus free, they likely need to buy a home quickly and could be willing to pay more.”
